Stunning Scilly Isles hotel opportunity up for sale

A successful hotel on the sunny Isles of Scilly has been put up for sale by its owner, who plans to exit the business on retirement.

The St Martin’s on the Isle Hotel is a 30-bedroom establishment, with a leasehold until 2107 and a guide price of £2.5 million. Trading figures from last year show that - during its seven-month open period between March and October - it generated sales of £1.467 million, with EBITDA of £283,000.

Its unique design makes it appear to be a small hamlet of cottages, containing 27 double rooms and three double suites, all of which face the sea. The St Martin's has a heated indoor swimming pool, a 60-cover fine-dining restaurant and 60-cover brasserie. It is a member of the Pride of Britain Hotels ranking, and also provides staff accommodation in the form of 12 single and eight double rooms.

The 2.8-acre property also comes with planning permission for the construction of four new two-bedroom holiday apartments.

Simon Stevens, director of Christie + Co, the property agents who are handling the sale, said, "With its reputation and the advantage of the planning permissions, this represents an excellent opportunity for a forward-thinking individual or existing operator who is prepared to continue to invest in the hotel's future potential."
